Description of the facility

The logistics centre erected on the approx. 44,100 sqm site will be partially occupied by GROUP7, whose involvement in the project is part of a strategy to strengthen its presence at strategically important locations. The property also offers other rental space, which can be developed as required. The 27,200 sq m logistics hall and 3,600 sq m mezzanine space can be divided into as many as six rental areas for block/rack storage up to a height of 12.30 m with a share of the office space on the mezzanine levels. The supporting structure consists of precast concrete elements capable of withstanding any anticipated seismic loads. The structure is based mainly on a 9.00 m grid, with support-free bays of 18.00 to 27.00 m achieved by means of transfer beams. The roof is a conventional trapezoidal sheet and membrane structure; the exterior walls are realised with self-supporting insulated sandwich elements. The approx. 8,500 sqm concrete base will be lined with an impermeable membrane for compliance with the German Water Management Act and will be dimensioned to meet performance class requirements as a loadbearing element. Deliveries are handled at 36 loading docks with hydraulic dock levellers and dock shelters as well as at 6 ground-level rolling doors. The facility will be fully protected by sprinklers fed from an overground tank. One special architectural feature is provided by the gable-side roof and wall projections realised in a combination of precast concrete elements and steel. In addition to creating the exterior facilities, BREMER is also contracted to perform public site development and road construction work.

Special features

In this first construction project for IMMOGATE, the primary focus of BREMER and the client is on sustainability and flexibility of design. The finished building will qualify for a silver DGNB certificate.
